Reader Question… Solved! The book about the girl who inherits a house from her grandmother, and the grandmother named it Percy after a warlock…

Charlotte needs our book help! Ohhhhh tons of detail here and it sounds crazy good (and just plain crazy). LOL!!!

She asks:

Please can you help me find the name and author……..

Its a book about a girl who inherits a house that the estate agent is scared of. The house belonged to her grandmother and we find out it is magical and named percy, percy is a warlock that went to the dark magics so the grandmother killed him but put him within the house.

Before that though the girl recently divored and her husband and mother stole her restaurant from her,

she was brought up by a gay couple that had been entrusted with her by the grandmother when she was a toddler. This was because the girls mother had tried to kill her and take her powers.

The girl finds out that she is one of the strongest witches in the world and can help to find people when they are in danger.

She manages to bring her grandmother back from the veil. There is a “keeper” of the house that turns out to be a werewolf, the girl had changed him into one when they were young children (unbeknown to her).

Her friend also finds out shes a powerful witch, she ends up falling in love with percy (the warlock). Oh and the house has tunnels and a 3rd / 4th floor that the girl magiced to keep something dark locked away.

I am going insane, please help 🙂
